Booking & Deposit :
In these booking conditions " The Company " shall mean HomeMade Real Estate& Construction. " The Client " shall mean the person in whose name the booking is made and shall include the person or persons on whose behalf the same is made. HomeMade Real Estate& Construction act solely as the booking agent on behalf of the owners for all properties in our portfolio.

Prices are per property per week. Minimum duration is one week.

No contract is made between the company and the client for the rental payment of the property and no booking is valid ( and accordingly the company shall have no obligations to the rental client ) until the company has received the reservation form and deposit or full payment for rental property has been taken ( if the company accepts the clients booking ). The company will only then issue a confirmation of the booking. The company must be in receipt of the completed and signed terms and conditions form before the commencement of the rental, only then will information regarding key collection for the property be issued. The company has the right to refuse to accept any booking at the company's discretion, refunding any deposit received.
All documentation will be sent to the party leader who must be over 18 years of age & is deemed responsible for all matters relating to the holiday.
The maximum number of persons stated per apartment must not be exceeded. If this is not observed, HomeMade Real Estate& Construction have the right to terminate the booking.
The named property is reserved exclusively for the guests on the confirmation invoice. Other guests are only permitted if maximum numbers allow & additional payment is received.
A 25% deposit will be taken to confirm your booking. Full payment will be required if booking is taken less than 8 weeks prior to the commencement of your holiday. Payment can be made using bank Euro transfer.
Upon receipt of a deposit HomeMade Real Estate& Construction will forward a confirmation of the booking.
HomeMade Real Estate& Construction reserve the right to increase or decrease the prices of holidays shown at any time. The price of your chosen property will be confirmed at the time of booking. In the unlikely event that there are any major changes made to the price of your booking (10% & above), you have the right to cancel your booking within 14 days of the final invoice date & receive a refund of all monies paid to us with the exception of any amendment charges.

On the day of arrival, keys to the property will not be available until after 2pm unless previously agreed in writing by HomeMade Real Estate & Construction - this is due to preparation & cleaning of the property prior to your arrival.
Guests are responsible for keys to the property. If keys are lost there will be a replacement charge of € 35.00.

On the day of departure the property must be vacated prior to 11 am, unless previously agreed in writing by HomeMade Real Estate& Construction .
Please inform us of your arrival and departure times at least one week prior to the commencement of your holiday ( flight details etc ). Guests who are to be escorted to the rental property may experience a delay before being escorted to the rental property if we are not notified of arrival time.
Fresh laundry ( not beach towels ) will be provided on a weekly basis. Guests will be provided with one set of linen & towels per person per week. If guests use more than the allocated amount, they will be charged for extra laundry.
The maximum number of guests permitted per property is stated in the property description. If space allows extra guests will be accommodated at an additional charge of € 60 per person per week

Security Deposit :
At all properties a refundable security deposit of € 300 will be required. This will be paid in cash upon arrival. HomeMade Real Estate& Construction reserves the right to deduct any related charges if items are broken & need to be replaced or if the property is left in an unreasonable condition & extra cleaning or laundry service is required or if there it an abuse of utility consumption. Clients are requested to replace all breakages prior to their departure. Non compliance with this request will result in payments being deducted from monies held.
The client is responsible for the holiday property while staying there & will be expected to look after it & to leave it in a clean & tidy condition. All damages will be deemed to be the responsibility of the client & their cost will be refundable.
Deposits will be returned upon the client�s departure unless deductions have been advised, in which case the balance ( if any ) will be refunded.

Payment terms :
%25 of the total rental cost must be paid by the client to bank account of HomeMade Real Estate& Construction in Euro and any transfer fee will be paid by the client. The full balance of the holiday price and any additional service charges are to be paid in full upon arrival of the client in cash only or by bank transfer prior to arrival. HomeMade Real Estate & Construction is to be paid in Euros regardless of currency fluctuations.If final payment is not received upon arrival of the client date, HomeMade Real Estate & Construction reserve the right to cancel the booking and check in for the client, retain the deposit.
HomeMade Real Estate& Construction reserve the right to cancel your booking if the above payment conditions are not met.

Client amendments :
Any alterations made to your booking may incur a charge of € 30.00 per amendment. Wherever possible we will accommodate your wishes. In the unlikely event of HomeMade Real Estate& Construction having to make a major change to your booking, we will give the client the option of accepting the amendments, accepting an alternative property or a cancellation of the holiday with a full refund.
Compensation will not be payable if we have to cancel the booking due to circumstances beyond our control or which come under the description of " force majeure ".

Liability of company :
The Directors of HomeMade Real Estate& Construction cannot be held personally responsible for any death, injury, accidents, break ins or any other damage by whatever cause, unless it can be proven that it is due to the negligence of HomeMade Real Estate& Construction .
HomeMade Real Estate& Construction can not be held personally responsible for any cuts to services such as water and electricity. We are specifically not responsible for events outside our control or if there has been no fault by HomeMade Real Estate & Construction . HomeMade Real Estate & Construction do not accept liability for any disappointment which the client may have due to unrealistic expectations regarding the rental property or it's location. HomeMade Real Estate & Construction can not be held personally responsible if you choose to abandon the rental property and make other arrangements. No refunds will be issued for abandonment of rental property.
HomeMade Real Estate & Construction can not be held personally responsible for road conditions leading to the rental property. Guests are advised to enquire about road conditions at the time of booking.
Parents are responsible for the safety of their children whilst staying at all properties managed by HomeMade Real Estate & Construction . HomeMade Real Estate & Construction cannot accept any liability due to parental negligence. HomeMade Real Estate& Construction can not be held responsible for any cuts in the supply of public services to the property.

Insurance :
HomeMade Real Estate& Construction advise that all clients obtain adequate travel & personal insurance cover.
HomeMade Real Estate& Construction can not be held personally responsible for any loss or damage experienced during the rental period.
HomeMade Real Estate& Construction have the right to refuse any bookings from clients that are not adequately insured against all holiday risks.
HomeMade Real Estate& Construction advise that rental guests who intend to hire a car for the duration of their holiday should read the terms and conditions of their car rental company contract and be aware of clauses re: road surfaces and off road driving.

Photographs & Property Description :
All descriptions of properties are given in good faith, but these are of course, only our opinions.
The photographs taken are intended to give an overall impression of the property & its environment.
HomeMade Real Estate& Construction cannot be held responsible for any contents changes or aspects of the environment which could have changed since the photographs were taken. This includes the access roads leading to the rental properties.

Complaints and refund / compensation claims :
In the unlikely event of complaints about the rented property, these must be reported in writing to HomeMade Real Estate& Construction within 24 hours of arrival. After this the tenant forgoes the right to complain and would be held responsible for any shortages or defects.
Complaints regarding the cleaning must be reported to HomeMade Real Estate& Construction immediately after arrival. If the complaint cannot be resolved during your stay it must be put in writing within 14 days of your return from your holiday.

Noise :
HomeMade Real Estate& Construction cannot be held responsible for any noise or disturbances arising outside the property boundary. We will of course inform clients of any disruptive noise or disturbance adjacent to your property, that has been made known to ourselves, which is likely to be happening at the time of your stay.

Pets :
It is not allowed to have pets in the apartments or communal areas.


Law & Jurisdiction :
These terms & conditions of the contract and all matters arising from them are subject to Turkish law & to the jurisdiction of the Serik Courts.

Security Deposit Guarantee :
I give HomeMade Real Estate& Construction authority to hold the security deposit in the event that charges are incurred.

Declaration :
I have read and undersood the booking conditions and accept them on behalf of all the members of the rental party. I confirm I am a member of the party travelling and that I accept the prices quoted. I am over 18 years old
